Seasonal Preventative HVAC Maintenance Checklist

Spring/Summer Air Conditioner Maintenance:



  • Check Install gauges & check operating pressure
  • Check voltage and amperage to all motors
  • Check air temperature drop across evaporator
  • Check for adequate refrigerant charge & possible leaks
  • Check evaporator
  • Lubricate all moving parts
  • Check belts and adjust the tension
  • Check filters and replace if on-site (Homeowner provided)
  • Check pressure switch cut out setting/defrost control
  • Check electrical lockout circuits
  • Check starting contacts
  • Check wiring and connections
  • Check and adjust the thermostat
  • Check air temperature across condenser
  • Check and clear condensate drain

Fall/Winter Heater and Central Air Maintenance:



  • Check & adjust all safety controls
  • Check all electrical components
  • Clean all safety controls
  • Vacuum clean burners and controls
  • Clean and adjust pilot assembly
  • Adjust burner for efficiency
  • Check for gas leaks in the furnace
  • Lubricate all moving parts
  • Check belts and adjust the tension
  • Check filters and replace (if homeowner provided)
  • Check Flue pipe
  • Check Amperage on heat strips
  • Adjust pressure regulator
  • Check crankcase heater
  • Check and adjust the thermostat
  • Check total performance & operating of heating system
  • Review with customer and report findings
